Why Limewash

Regular paint seals brick like plastic wrap. Moisture gets trapped inside, and during Chicago's freeze-thaw cycles, that moisture expands — cracking and spalling the brick from the inside out.

Limewash is the opposite. It's a natural mineral coating made from slaked limestone that bonds chemically with the masonry. It's breathable, allowing moisture to pass through freely. Your brick stays protected instead of slowly deteriorating under a coat of paint.

How We Limewash Exterior Brick

Inspection & Prep

We assess your brick condition, mortar joints, and any existing coatings. Loose mortar is repaired — on Chicago common brick, we use lime-sand mortar (not Portland cement, which causes spalling on soft historic brick). The surface is cleaned with low-pressure washing, chemical treatment for efflorescence or mold, and thorough rinsing. All landscaping, windows, and adjacent surfaces are masked and protected.

Dampen the Surface

Brick must be thoroughly dampened before limewash application. This controls absorption so the limewash bonds evenly and doesn't dry too fast. In hot or sunny conditions, we keep the wall damp throughout the process.

Apply Limewash

Using professional masonry brushes, we apply Romabio Classico Limewash in a crosshatch pattern for full, even coverage. The product is diluted 50-100% with water per Romabio specs. One coat delivers the classic mottled, antique look. Additional coats add opacity.

Distress & Refine

Within the first five days, limewash can be selectively washed back with water and a brush to create more variation and depth. This is where the artistry happens — revealing more or less of the original brick to achieve your exact desired look.

Protect (Optional)

For maximum longevity, we can apply Romabio Mineral Shield — an invisible, breathable topcoat that repels water while allowing moisture vapor to escape. It won't change the look or texture of your finish.
